CCPS Company Profile

CCPS was established in Kuala Lumpur, Malaysia, in 2016. The founder returned to Taiwan in 2020 to set up a branch office, offering services related to investing in and purchasing property, expanding businesses, and establishing companies in Malaysia, as well as property management. We also assist clients in gaining a deeper understanding of crucial information such as Malaysian culture, regulations, tax systems, and financial institutions.

The founder, Dato/Chou Chia-Ching, was born in Taiwan and is later referred to as Dato/Steven Chou. He graduated with a Ph.D. from National Taiwan Ocean University. After completing his military service, he first visited Malaysia in early 2010. He has since worked, started businesses, and raised a family in Malaysia, considering it his second home. Due to the significant assistance his business provided to the Malaysian government (MM2H), he was conferred the title of Dato, earning him the reputation as the youngest Dato in history by Taiwanese media!

Currently, Dato/Steven Chou is the CEO, director, and shareholder of multiple companies. He initially focused on buying and selling Malaysian real estate but has since expanded to include his own services in property sales, rental management, land development, and construction. In 2020, he returned to Taiwan to establish a branch office. This provides a base to serve clients who have supported his Malaysian real estate investments over the years, and it also allows him to share his experience in operating companies in Malaysia with those interested in investing, starting businesses, or working in Malaysia.

The trend of overseas property investment that emerged in Taiwan a few years ago had been dormant for 3 years due to the COVID-19 pandemic. With the lifting of global travel restrictions and the gradual recovery of international tourism, overseas property investment has become popular again. Dato/Steven Chou, who has been active in the Malaysian real estate market for many years, states that Malaysia has a large Chinese population, with a lifestyle and diet very similar to Taiwan, making communication easy. Furthermore, the cost of real estate investment is relatively lower than in Taiwan, making it highly attractive to Taiwanese individuals.

From Taiwan to Malaysia

Before 2009, Dato/Steven Chou worked in real estate in Taipei and New Taipei City, accumulating extensive knowledge. His strong performance led him to set his sights on other countries. Dato/Steven Chou recalls being invited to Malaysia for a five-day inspection trip by chance, where he was deeply impressed by the Malaysian real estate market. Shortly thereafter, he returned to Malaysia for a month-long in-depth inspection. After understanding the market information and legal regulations, he decided to focus on the Malaysian real estate market.

In 2012, the Taiwanese government launched policies to suppress housing prices, which severely impacted the Taiwanese real estate market. Amidst this environment, Taiwanese industry peers were also seeking other avenues for development. The two parties found common ground, recognizing the potential of the overseas real estate market, and jointly established a branch company in Malaysia, inviting him to serve as CEO. Together, they navigated a period of prosperity in overseas real estate. During this time, Dato/Steven Chou continued to focus on operating in the Malaysian real estate market, married, and had children there, gradually making Malaysia his second home. By 2015, the Malaysian real estate market cooled down, coupled with the depreciation of the Malaysian Ringgit. Dato/Steven Chou’s partnership with his friend concluded. However, Dato/Steven Chou recognized the immense importance of his experience as CEO, which not only cultivated his management skills but also established a model for client interaction. Furthermore, it solidified his desire to put down roots in Malaysia, leading him to establish CCPS in 2017.

Starting with Investment, Gradually Perfecting Real Estate Services

The previous collaboration with friends was primarily investment-driven, considering factors like property prices, location, and rental yields. However, after starting his own venture, the company began to diversify into other businesses. Dato/Steven Chou explains that many clients who purchased Malaysian real estate based on their recommendations subsequently led to the extension of services like rental management after property handover.

Dato/Steven Chou enjoys making friends and treats every client as a close friend. Therefore, he wholeheartedly assists with various needs that arise after purchasing a property. For instance, some clients plan to develop businesses in Malaysia, leading to services like company registration, legal, and financial consulting. Others, planning to reside in Malaysia long-term, bring their families over, increasing the demand for services related to children’s education and healthcare.

As these needs grew in number, CCPS’s business scope expanded, and its service offerings became more diversified.Dato/Steven Chou points out that he decided to return to Taiwan and establish a branch office in 2020 to serve friends who had supported him over the years, leveraging his extensive client base from his earlier operations in Taiwan. Consequently, he is more familiar with Malaysian laws and networks than many competitors, enabling him to accurately grasp market changes and provide clients with professional, market-aligned advice for real estate investments.

Actively Promoting a Second Home, Experiencing Different Cultures and Lifestyles

When he returned to Taiwan to establish the branch office, he did not anticipate the pandemic outbreak. Dato/Steven Chou says with a wry smile that their Taiwanese business was almost zero during those three years of the pandemic. Fortunately, despite strict entry and exit controls in Taiwan making it difficult to expand the client base, the Malaysian real estate industry remained quite stable. The company also diversified into operating a Postnatal Care Center, maintaining a stable profit status.

After Malaysia announced the lifting of restrictions in 2022, they received numerous inquiries from Taiwanese clients. These included concerns about persistently high housing prices and investment costs in Taiwan, as well as anxieties over ongoing cross-strait tensions, prompting a desire to diversify assets overseas. Consequently, starting in 2023, CCPS has organized many property seminars in Taiwan to introduce information about Malaysia. Since March, they have also been leading client inspection tours to Malaysia, personally guiding clients to understand the current situation on the ground.

Dato/Steven Chou, who has become half-Malaysian, holds deep affection for his second home. He emphasizes that exchanges between Malaysia and Taiwan are very close. Many singers hail from Malaysia, such as Michael Wong, M.U.S.I.C., Fish Leong, and the recently popular Namewee, all of whom are well-known and talented singers to Taiwanese audiences. Therefore, in addition to developing his business, he hopes to use seminars to introduce more people to Malaysia and provide them with the opportunity to personally experience and feel Malaysian culture and life.
